What does the tenant do when s/he gets the notice?

The tenant can do what the notice asks within the time allowed, do nothing, or try to reach an agreement with the landlord. If the tenant does not comply with the notice, the landlord has to file an unlawful detainer in court to evict the tenant. If the tenant does what the notice requires (like, pay the back rent in full), then the landlord cannot file an unlawful detainer.
