If the landlord and tenant can't work out an agreement on their own, but want to avoid having to go to court, they might try mediation by a neutral, third party. Unlike a judge, the mediator has no power to impose a decision but will simply work to help find a mutually acceptable solution to the dispute.
Mediation is less expensive, faster, and less stressful than going to court. Mediation services are listed in the yellow pages of the telephone book under "Mediation Services" and are also often available through community programs.
