The landlord might file an unlawful detainer lawsuit if a tenant:
- fails to pay the rent;
- fails to move from the property after the landlord gives the tenant notice to move out;
- violates a term of the lease (such as keeping a pet when there is a no-pets clause in the lease); or
- repeatedly disturbs other tenants and neighbors.
