When and for what reason might a landlord file an unlawful detainer lawsuit?

The landlord might file an unlawful detainer lawsuit if a tenant:

  • fails to pay the rent;
  • fails to move from the property after the landlord gives the tenant notice to move out;
  • violates a term of the lease (such as keeping a pet when there is a no-pets clause in the lease); or
  • repeatedly disturbs other tenants and neighbors.
